What does type A, B, C or D mean?
The types refer to apartment models.
What is the payment method?
- Reservation of US$ 1,000.
- 20% due 15 or 30 days after contract signing.
- 30% divided across the construction months until 1 month before delivery.
- Remaining 50% payable upon delivery.
Amenities included in the price.
Will the terrace on the first level have a railing like the one on the second level?
Yes.
If the air conditioning units for the four apartments are in the same location, how is access gained?
The access will be through a hatch located on the landing of the second level, so as not to disturb any tenants in case those machines need maintenance or repair.
Are the building permits in order?
Yes, our project is being built under the legal framework of the Dominican Republic.
What type of title is provided and how long does it take to deliver it?
Property title, standard like all others. We will do our best to deliver it along with the final payment and the property.
If the full amount for the apartment is paid, is there any prompt payment discount? If so, how much would it be?
Yes, that would be negotiated with the project’s General Management.
Is there a possibility to purchase additional parking spaces?
There may be extra parking spaces available in each phase, possibly for sale in the future. However, we cannot confirm prices or locations at this time.
What happens if there is a delay in the delivery?
There is a grace period of 6 months.
What will be the cost of legalizing the contract?
The legalization is included in the price.
What brand will the appliances be?
It will be a top-tier brand.
Who will handle the rental management of the commercial spaces?
A specialized company will handle the rental management, similar to the apartments in the plaza which are under hotel management. In both cases, they will not be sold to third parties; instead, we are establishing our own trust to maintain 100% control of the amenities.
With whom are the contracts managed?
Personally, with the Assistant General Manager alongside the Legal Department.
What are the hotel apartments?
The hotel apartments are located in Plaza Central and comprise 60 units.
In stage 3, a apart-hotel project with external management is being constructed.
The plaza will feature 30 commercial shops and restaurants, a church approved by the Monsignor of Higüey, a stage, and underground parking for plaza attendees’ vehicles.
Is there a communal pool, and if so, where will it be located?
What will the clubhouse be like? I can’t seem to locate it on the master plan.
Will the reservation fee be refundable?
Yes, under certain conditions.
Are the internet facilities prepared with fiber optics?
Yes.
Is there an option to choose the floor colors?
At the moment, we do not offer floor color customization.
By “Rooms” do you mean bedroom or the layout of spaces in the apartment?
The term “Rooms” refers to the bedrooms.
Why is it named Pueblito Caribeño?
The project is inspired by the colonial cities of the Caribbean: Cuba, Colombia, Dominican Republic, Venezuela, and Panama.
Is Airbnb allowed?
In the 2-bedroom apartments, Airbnb or short-term rentals will not be permitted. The minimum duration for rental contracts will be 90 days, and each owner will be able to manage their rental individually.
Are the apartments furnished?
Our apartments will not be delivered fully furnished. However, we include refrigerator, stove, and oven as part of the appliances, inverter air conditioners in bedrooms and living room, modular kitchen, smart lock for the main door, Jacuzzi, and underground parking.
How many parking spaces per apartment?
Each apartment has 1 parking space.
The original floor is not wood simulation; it is colonial hydraulic tile, right?
The flooring delivered in the first phase consists of porcelain tiles similar to those installed in the model apartments. For the apartments in Plaza de España, colonial-style hydraulic tiles apply. The flooring for subsequent phases will be determined at the time of their release for sale.
Will the project include an educational unit?
Yes, there will be a bilingual international school within VISTACANA.
What is the name of the church in the central plaza?
It will be called Our Lady of Coromoto.
Is the stove electric or gas? Does it include the gas?
The stove is electric, so gas is not included.
Is it possible to build a third bedroom on the terrace?
Due to legal regulations, it is not permitted.
What type of material will be used to enclose the view between neighboring terraces?
A perforated material that allows wind passage while enhancing terrace privacy.
Will something be placed on top of the gazebo of the terrace for apartment types C and D?
Only plexiglass material will be placed on top.
Are there options to choose the colors of the furniture and kitchen countertops?
The prices we are offering include the materials shown in the sample apartments. We are open to the possibility of changes, but we do not recommend it because these materials are already in production. Changing them could delay the delivery date and require separate quoting for other materials, potentially increasing the prices.
